Brownfield remediation

Verhoeve Milieu & Water has been involved since 2017 in the remediation of this beautiful site, which is locally contaminated with powder-related substances (non-standard energetic contaminants such as TNT). The contaminants are present in the soil and in the groundwater. In addition, small spots with immobile contaminants are present over a large part of the industrial site that can be related to the raising and / or hardening of the location. These contaminants mainly consist of heavy metals and to a lesser extent PAH, PCB and asbestos. Occasionally, a mobile oil pollution is present.

‘De Krijgsman’

Powder factory “De Krijgsman” in Muiden closed it’s doors in 2004. The site has been used since 1702 for the production of various types of powder. The site of the former powder factory has a total surface area of ​​approximately 70 hectares and is being developed by the Royal Dutch Explosives Factory (KNSF). KNSF has set an ambitious goal by developing the site under its own management into a beautiful residential area with ample space for present rugged nature, industrial heritage and old waterways. The plan retains the old structure of the factory site with various watercourses, tree-lined avenues and some beautiful historic buildings.

For the development, the soil has been remediated in phases, based on a function-oriented and cost-effective soil remediation. Due to the complex contamination situation, the dozens of contamination spots to be decontaminated and the large quantities of contaminated soil released and to be processed, the development of the old industrial site is a major achievement.

Investigation and remediation

Verhoeve has been engaged for the process and implementation of soil remediation up to and including groundwater remediation and purification and coordination with foreign partners to be able to conduct research into explosives in the field. Sister company Buro Antares took care of the supervision and control of the remediation and arranged that the removed soil could be processed. Furthermore, the required batch inspections were carried out in accordance with the Decree and the Soil Quality Regulations.

In a short time, a test room was also set up for on-site analytical research to determine the presence and absence of explosives in soil samples. This enabled efficient, effective, fast and direct excavation.

In the period from May 2017 to the end of June 2018, dozens of immobile spots were excavated for location development. Where possible, the cadastral record of the remediated plots has been removed. The excavated soil that was released around 5,000 m³ in total was subsequently rearranged in the case in the southeastern part of the development area. At a later stage, an additional 430 m³ of land will be rearranged.

In addition to the excavation of immobile contaminations, a small 500 m³ mobile contamination has also been excavated and taken to an authorized processor.

The soil spots contaminated with energetic substances have also been excavated. In total, around 13,500 m³ of soil contaminated with explosives was transported to an accredited processor. The groundwater will still be remediated over an area of ​​5,000 m² on site.

Development

A spacious residential area with around 1,300 single-family homes and apartments is now emerging on the site of the former powder factory. Thanks to the authentic location sandwiched between ‘het Gooi’, Amsterdam and the ‘Ijmeer’ and the special architecture, existing residential conventions are dealt with and a unique residential area is realized.
